What separates a credible business valuation firm in Dubai from a cheap report: credentials, methods, purpose fit and red flags. A buyer's checklist.
Quick Answers:
Which are the best business valuation companies in Dubai?
Some of the business valuation firms operating in Dubai include Reliant Surveyors, ValuStrat, KPMG, PwC, Deloitte, EY, PKF UAE, Audit Firms Dubai, Bestax, KGRN Accounting Associates and Aviaan Accounting. The right choice depends on your valuation purpose, required professional credentials, industry experience, independence and report requirements.
Introduction
Two Dubai business owners. Two expensive mistakes.
One founder priced his company at AED 50 million because a competitor had just sold. The buyer's cash flow model said AED 28 million. A trading company owner expected AED 9 million; once his books were cleaned up, an independent valuation came to AED 21 million.
One owner was AED 22 million too high. The other was AED 12 million too low.
A business valuation in Dubai is not paperwork. It sets your asking price, your negotiating floor, your share in a dispute, and how much a bank or investor is willing to believe. The number you get depends heavily on who prepares it, which standard they follow, and whether they gain anything from the answer.
This guide covers:
-
The eight situations where you need a valuation
-
Seven tests to run on any valuer before you share your financials
-
A ranked list of eight business valuation companies in Dubai, with Reliant Surveyors at No. 1 and a plain-English profile of each
-
Realistic costs, timelines and the documents to prepare
-
Answers to the questions owners ask most
The short answer: if you want an independent, RICS-regulated valuation firm with no brokerage or development arm, start with Reliant Surveyors. Then use the tests below to check anyone else you shortlist.
When Do You Need a Business Valuation in Dubai?
Most owners think of a valuation only at the moment of sale. In practice, at least eight situations call for one:
-
Selling, buying or merging a business. It anchors the price and the negotiation.
-
Bringing in or buying out a partner. Shareholder exits need an agreed fair value.
-
Raising investment or bank financing. Lenders and investors ask for an independent number.
-
Shareholder or family disputes. A neutral figure supports mediation, arbitration or court.
-
Succession and inheritance planning. It keeps the split between heirs fair and documented.
-
Corporate tax and related-party transfers. Moving assets between connected companies needs an arm's length value.
-
Financial reporting. Purchase price allocation and impairment testing rely on fair value.
-
Capital contributions. Putting non-cash assets into a company's capital now has formal valuer rules (see below).
The purpose matters because it changes the standard of value, the method and the level of detail in the report. Tell your valuer why you need the number before they start.
How to Choose the Right Business Valuation Company in Dubai
Most guides tell you to check "qualifications and experience". That is too vague to act on. Use these seven tests instead.
Are they registered and licensed?
In June 2026 the UAE Minister of Economy and Tourism issued Ministerial Decision No. 117/2026. For valuations of non-cash capital contributions in onshore companies, it requires valuers to sit on the Ministry's central Register and hold a licence from the local authority. See Greenberg Traurig's summary. Even outside that scope, it is the clearest checkable standard in the market.
Which professional body regulates them?
Look for IVSC-member credentials such as RICS or ASA, and ask which valuation standard the report follows (IVS, and the RICS Red Book where relevant).
Are they independent?
The decision bars valuers with a financial interest in the deal or success fees. It also bars valuers who gave pricing or structuring advice to a deal party in the previous 12 months. Ask about conflicts in writing. A firm with no brokerage or development arm has fewer to declare.
Do they know your sector and deal type?
A retail chain, a SaaS company and a holding company are valued differently. Ask for a comparable engagement.
Will they explain the method?
A good report uses two approaches, reconciles them and shows sensitivity ranges. Treat a single unexplained multiple as a warning sign.
Do they work from normalised numbers?
Owner salaries, one-off costs and related-party pricing must be adjusted before any multiple is applied.
Will the report be accepted?
Some free zones require valuers on an approved panel, and one deal in the Dubai South guide was delayed two weeks for this reason. Check with the authority first.
A short verification routine: ask for the firm's registration and licence numbers, look them up with the issuing body, request a sample report with the client details removed, and get the fee and report level in writing before work starts.

1. Reliant Surveyors, the independent choice
Reliant Surveyors is a Dubai-based valuation firm located in Capital Golden Tower, Business Bay, offering professional business valuation in Dubai. Directory listings date its establishment to 1977, which would make it one of the longest-established valuation practices in the market. The firm serves investors, developers, financial institutions, legal professionals and government entities.
Why it ranks first
-
Independence: It is described as a valuation-first firm with no brokerage or development arm. It does not earn a commission when your business or property changes hands, which is the first thing conflict-of-interest rules look at.
-
Regulation: It is listed as RICS-regulated and licensed by RERA at the Dubai Land Department, and its reports are IVSC-compliant. RICS is one of the IVSC-member bodies that Ministerial Decision No. 117/2026 names for individual valuers, and it is the credential banks, courts and authorities look for first.
-
One firm for the whole asset picture: Most businesses own more than a profit and loss account: property, machinery, vehicles, brands. Reliant covers business valuation, property valuation across residential, commercial, industrial, hospitality and special assets, and plant, machinery and equipment.
-
Defensible output: Mortgage and lending valuations, financial reporting valuations, expert witness and litigation support all call for reports that survive challenge.
-
A clear process. You book online, agree scope and fee in advance, a RICS-regulated surveyor analyses the asset and the market evidence, and you receive a RICS- and IVSC-compliant report.
Also on offer: Golden Visa valuation, portfolio valuation, transaction advisory, investment advisory, building consultancy and market research. Service is in English, Arabic and Hindi, across Dubai, Abu Dhabi, Ajman and Ras Al Khaimah.
Before you instruct any firm, Reliant included, ask for its Register entry and licence numbers, a sample report for a business of your type, and a written fee for your exact purpose.
Best for: owners, investors, lenders and legal teams who need an independent figure they can put in front of a bank, a buyer, a court or an authority.

Nos. 2 to 4: the established alternatives
2. ValuStrat: the lender-facing specialist
ValuStrat calls itself one of the Middle East's oldest valuation firms, with more than 40 years of experience and offices in Dubai, Abu Dhabi, London, Riyadh, Jeddah, Doha and Karachi. It is RICS-regulated, says it was the first RICS Tech Partner in the Middle East, Asia and Africa, and follows RICS and TAQEEM guidelines.
-
What it does: commercial, residential and industrial property valuations, business valuations (including online valuations for startups and SMEs), brand and intangible assets, plant and machinery, and vehicles. It also offers M&A and real estate transaction advisory, due diligence and market research.
-
Strengths: scale, relationships with banks (it says it advises more than 120 financial institutions) and a technology-led platform for smaller valuations.
-
Watch-outs: its roots and its volume are in property, so ask for a business valuation example in your sector. Because it also advises on transactions, ask how it manages conflicts when it values a company it might also advise.
-
Best for: lender-facing valuations, property-heavy businesses and multi-country GCC portfolios.
3. KPMG, PwC, Deloitte and EY: the Big Four
The four global networks suit transactions where an international name carries weight with lenders, regulators and boards. Each has a different centre of gravity in the UAE:
-
KPMG lists business valuation among its key services in the UAE, and a free zone guide credits it with particular strength in valuation, due diligence and M&A advisory for startups and SMEs.
-
PwC has run a dedicated valuations team in Dubai within its deals practice, and is strongest where valuation meets tax, such as transfer pricing and corporate tax structuring.
-
Deloitte serves multinationals, government entities and large family-owned businesses across the GCC, with M&A and financial advisory at the core.
-
EY has a strategy and transactions practice and tends to suit companies that already generate revenue and need structured financial planning.
Watch-outs: expect premium pricing, and ask who will actually do the work. If a Big Four firm is also your auditor, independence rules can limit the valuation work it may take on. Best for: large, cross-border or audit-grade deals.
4. PKF UAE: strongest in free zone compliance and hotels
PKF is a mid-tier international network. One guide describes its UAE practice as known for free zone audit and compliance, with services in audit, tax, corporate finance and restructuring. Its clearest valuation capability is PKF hospitality in Dubai Media City, which handles feasibility studies and valuations for hotels and hospitality projects.
-
Strengths: hospitality expertise and a sensible fit for free zone companies that want valuation, audit and tax under one roof.
-
Watch-outs: general business valuation is not its headline service, so confirm that the team handling your file has done work like yours.
-
Best for: hotels and hospitality assets, and free zone companies already using PKF for audit.
Nos. 5 to 8: accounting-led valuation firms
These firms grew out of audit, accounting and tax. They are a natural fit when your valuation feeds into accounts, a share transfer or a tax filing, and when you want one team that already knows your books.
5. Audit Firms Dubai
Audit Firms Dubai offers fairness opinions for M&A, DCF and sensitivity modelling, comparable company analysis, intangible asset valuation and litigation support for shareholder disputes. It cites IVS 200, 210 and 105 as its standards and publishes UAE valuation multiples by sector. Best for: M&A, disputes and intangibles. Watch-out: confirm who signs the report and their valuation credentials.
6. Bestax
Bestax is a chartered accountancy firm and FTA-approved tax agency. It quotes one fixed written fee before work starts, says most valuations take one to three weeks once records arrive, and has a senior valuation expert sign every report. Its process includes normalising owner salaries and one-off costs. Best for: SMEs and valuations tied to tax events such as restructurings. Watch-out: it names no specific valuation standard, so ask which one applies.
7. KGRN Accounting Associates
KGRN pairs valuation with accounting and audit support for sales, financing, succession and restructuring. It publishes guidance on corporate tax and transfer pricing rules, which helps when a valuation supports a related-party transaction. Best for: companies that want valuation and compliance from one provider. Watch-out: its pages do not list specific valuation credentials or fees.
8. Aviaan Accounting
Aviaan publishes the widest range of valuation content, covering business, intangible asset, machinery and securities valuation, and share transfer valuation. Best for: owners comparing options and looking for a general accounting-led provider. Watch-out: its pages name no accreditation or standard, so verify these directly.
Whichever firm you shortlist, ask the same four questions: Are you on the Ministry Register and licensed locally? Which standard does the report follow? Who signs it? What is the fixed fee for my purpose?
