The average residential ticket reached AED 2.54 million, its highest level since early May 2026.

Executive Snapshot

Dubai’s residential market recorded an increase in transaction value during the second week of October, despite a slight moderation in sales volumes. During the reporting period, the market registered 2,329 transactions totalling AED 5.92 billion, with transaction volumes declining 3.3% and sales value increasing 8.1% compared with the previous week.

The increase in transaction value was accompanied by an 11.8% rise in average ticket size to AED 2.54 million. According to REIDIN Analytics, average transaction sizes increased across both off-plan and ready properties, contributing to the higher overall sales value.

Off-plan properties continued to account for the majority of residential sales, representing 63.8% of weekly transactions. Meanwhile, ready properties contributed a larger share of transaction value relative to their transaction count, reflecting higher average deal sizes within the completed-property segment.

Resale indicators also recorded improvements across both segments. Off-plan and ready-property resale profit margins increased, while the proportion of matched secondary-market resales completed below their previous purchase prices rose marginally.

Sales Market: Off-Plan Leads Activity, Ready Properties Contribute Higher Ticket Sizes

The off-plan segment led residential transaction volumes, generating 1,486 sales worth AED 3.44 billion. This represented 63.8% of total transactions and approximately 58.1% of residential sales value during the week.

Meanwhile, ready-property sales recorded 843 transactions valued at AED 2.48 billion, accounting for 36.2% of volume and approximately 41.9% of value. The larger value share relative to transaction count reflects a higher average deal size within the completed-property segment.

Based on the rounded published totals, ready properties recorded an average transaction value of approximately AED 2.94 million, compared with AED 2.31 million for off-plan properties. These averages reflect the mix of assets sold, including differences in property type, size and location.

Together, the two segments show a market in which off-plan properties account for most transactions, while ready properties make a substantial contribution to overall residential sales value.

Weekly Performance: Higher Transaction Values Lift Average Ticket Size

Residential sales volumes declined 3.3% week on week, while transaction value increased 8.1%. The combined movement brought the average residential ticket size to AED 2.54 million, up 11.8% from the previous week.

REIDIN attributes the increase in the blended average to higher transaction sizes across both off-plan and ready properties. The average ticket reached its highest level since early May 2026, highlighting the contribution of larger transactions to the week's overall sales value.

The report’s eight-week charts place the latest activity within a broader range of weekly fluctuations. Transaction volumes moved between approximately 2,200 and 3,000 sales during the period from 23 August to 11 October, with the latest weekly total remaining below the eight-week average.

Transaction value followed a different pattern. After reaching approximately AED 6.4 billion in early September, weekly sales value moderated to around AED 5.0 billion in late September before recovering through early October. The latest transaction value of AED 5.92 billion exceeded its eight-week average.

The difference between transaction volume and value trends highlights the contribution of higher-value transactions to the week's performance.

Average ticket size provides useful context on the composition of residential sales. Changes in this measure can reflect differences in the properties being transacted and do not, on their own, establish price movements for comparable homes.

Resale Market: Profit Margins Improve Across Both Segments

The ready-property resale profit margin stood at 21.3%, compared with 21.2% in the previous week, representing a marginal increase of 0.1 percentage points.

The off-plan resale profit margin increased to 3.9%, recording an improvement of 1.2 percentage points compared with the preceding week.

Ready resales therefore continued to record the higher reported margin, while off-plan resales registered a stronger weekly improvement. These figures describe the transactions captured during the reporting period and provide a separate perspective from overall residential sales activity.

The proportion of matched secondary-market resales completed below their previously recorded purchase price was 18.8%, compared with 18.1% in the preceding week.

REIDIN measures the off-plan resale profit margin using the average percentage difference between original purchase prices and subsequent resale prices of matched off-plan properties. The resale-below-prior-price indicator measures the proportion of matched secondary-market transactions completed below their previously recorded purchase values.

Viewed together, the indicators show improving reported resale margins across both segments, alongside variation in individual resale outcomes. The original purchase price, holding period and mix of properties resold remain relevant when assessing these weekly results.

These margins should also be distinguished from net investment returns, which may be affected by transaction expenses, financing costs and other property-related expenditures.

Week 2 Market Takeaway

The second week of October recorded an increase in residential transaction value despite a marginal reduction in sales volumes. Three observations shaped the week’s performance:

  • Higher average transaction values supported overall sales performance, with the average ticket reaching AED 2.54 million, its highest level since early May 2026.

  • Off-plan properties accounted for 63.8% of residential transactions, maintaining the segment’s leading share of activity, while ready properties contributed higher average transaction values.

  • Resale profit margins improved across both segments, with off-plan properties recording the larger weekly increase and ready properties maintaining higher reported resale margins.

The figures highlight the value of considering transaction activity, average deal sizes and resale performance together. Each provides a different perspective on the residential market and helps place individual property assessments within the wider trading environment.
