Portfolio valuation independently assesses multiple properties or legal interests at a specified date and under a defined basis. It combines asset-level conclusions into a consistent portfolio view supported by relevant evidence and appropriate methods.

It is not simply several values added together. Different assets may require different methods while the purpose, basis and valuation date remain consistent.

Market value, fair value, carrying amount and reinstatement cost are not interchangeable. Individually assessed values may also differ from one portfolio transaction price. Any premium or discount requires evidence and a clear instruction.
