What Is a Rental Valuation?

A rental valuation provides an independent opinion of Market Rent for a defined property interest, purpose and valuation date. It assesses the rent that could reasonably be agreed between willing, informed parties under stated lease terms, using relevant rental evidence and clearly reported assumptions and limitations.

The report identifies its intended use and limits reliance to the client and permitted users. It supports negotiations without guaranteeing the rent eventually agreed. Rent reviews must follow the lease’s specified definitions and assumptions rather than automatically adopting an unrestricted Market Rent assessment.

Market Rent vs Current and Asking Rent

Term What It Means
Market RentEstimated rent on appropriate lease terms between independent, willing parties acting prudently after proper marketing, without pressure.
Passing or Current RentThe rent currently payable under an existing lease.
Contracted RentRent governed by the actual agreement, including escalation clauses, incentives and other terms.
Asking RentThe landlord’s or agent’s expectation, rather than evidence of an agreed letting.
Effective RentHeadline rent adjusted to reflect incentives, such as rent-free periods or fit-out contributions.
Gross and Net RentGross rent is stated before specified expense deductions; net rent reflects defined exclusions or deductions. The report must explain the cost treatment.

Service charges and other occupational costs should be separated where relevant. Rental value concerns occupation under a lease; capital value assesses the property interest as an asset.

Inspection requirements depend on the property, purpose, information and scope. A valuation inspection does not replace a structural survey, measured survey or defect investigation. Building consultancy requires a separate scope.

Methodology

How Is Rental Value Assessed?

The comparable method is commonly used where reliable rental evidence is available. We assess completed lettings and adjust for differences in location, property type, size, condition, permitted use and lease terms.

Relevant considerations include:

  • Accessibility, layout, floor level, frontage and visibility
  • Specification, fit-out, parking and amenities
  • Lease length, break options, renewal rights and payment terms
  • Incentives, service charges and repair obligations
  • Occupancy, demand and market conditions at the valuation date

Depending on the property and evidence, income analysis or another appropriate method may be needed. One price-per-square-foot figure cannot explain every property.

Asking rents may provide supporting context; listings are not treated as verified completed transactions.

Rental Valuation and the Dubai Rental Index

Dubai Land Department’s rental index provides information about average rents and rental increases within Dubai’s regulatory framework.

An independent rental valuation assesses a defined property interest under stated instructions. An index result should not automatically be treated as a property-specific Market Rent conclusion.

A valuation does not determine legal entitlement to increase or challenge rent, or provide a legal interpretation of a tenancy contract. Refer legal questions to an appropriately qualified adviser.

Rental rules and procedures differ across emirates; Dubai requirements must not be generalised across the UAE.
