Dubai's office market entered Q2 2026 in a more measured phase following several years of exceptional rental growth. Average office rents closed the quarter at AED 203.8 per sq ft per year, remaining 6.9% higher year on year despite a second consecutive quarterly moderation.
Supply remains the more significant market story. No new office space was completed between April and June, leaving completed stock at approximately 11.32 million sq m. With the development pipeline through 2028 equivalent to only around 5.0% of current stock, availability across established office locations remains structurally constrained.

Dubai's office market closed Q2 2026 at AED 203.8 per sq ft per year. While rental levels eased for the second consecutive quarter, the movement comes after an exceptional multi year repricing cycle.
The current level remains 6.9% above Q2 2025 and approximately 3.4% above the 2025 full year average. More importantly, rents remain 102.7% above their level five years ago.
The recent moderation therefore points toward stabilisation at an elevated rental base rather than a fundamental reversal in Dubai's office market.
Dubai's office market is entering a different phase. The direction of quarterly rental movement has softened, but the distance from historical pricing levels remains substantial. Q2 2026 rents were still 102.7% above their level five years earlier.
At the same time, supply expansion has remained exceptionally restrained. Completed stock has changed only marginally since 2023 and no new office space was delivered during Q2.
The next meaningful shift in market dynamics is therefore likely to be shaped by the transition of planned supply from pipeline to completion. Until then, Dubai's office market remains defined by limited availability, selective occupier demand and elevated rental levels across established business districts.
